PLANNING & DESIGN

•    Develop overall project execution strategy and ensure Client / pro forma goals alignment

•    Assemble full team of architects, consultants, and contractors for the project

•    Space programming and feasibility studies

•    Contract & Lease administration

•    Establish project master budget and schedule

•    Provide general design review and permitting strategy input

•    Facilitate design / entitlement meetings

•    Monitor team correspondence and project development flow to identify risk areas and provide strategic guidance

•    Work with project team to develop a phasing and execution plan

•    Risk assessment and strategic mitigation

•    Advise Client on effective project decision-making

CLOSEOUT

CONSTRUCTION

•    Facilitate weekly OAC meetings and be the lead on project correspondence to identify issues and provide strategic input and team guidance as Owner’s Representative

•    Cost tracking, review of GC payment applications and change orders

•    Milestone tracking and master schedule updates

•    Establish quality control program and track performance

•    Weekly site visits and productivity assessment

•    Identify issues needing Client direction and provide informed recommendations

•    Coordination of owner furnished items and equipment as needed

•    Manage commissioning program

•    Outline a comprehensive occupancy and close-out plan early in the project

•    Review final cost substantiation and close-out documentation

•    Oversee the project through punch list completion, final issues resolution, and GC contract closeout

•    Building occupancy readiness coordination

•    Warranty & maintenance program setup
